A Legacy in Real Estate: Cooke Residential Embraces Next Generation with Shared Leadership

The demanding nature of the real estate profession often presents a unique challenge for business owners: succession planning. For many, the deeply personal connections with clients and the hands-on involvement required to succeed can make it tempting to postpone discussions about the future of their legacy. However, for Lucia Cooke, founder of Cooke Residential, the transition of leadership within her North Carolina real estate firm has been a deliberate, decades-long process, culminating in a shared leadership structure with her daughter, Allison Zimmerman.

Cooke Residential, a prominent independent brokerage serving the dynamic Raleigh-Durham-Chapel Hill area since its establishment in 2014, is now entering a new era. Lucia Cooke and Allison Zimmerman are moving towards a co-ownership model, with Zimmerman officially stepping into the role of broker in charge. This evolution is not a sudden shift but rather the natural progression of a carefully nurtured plan, one that Zimmerman has been preparing for since she first entered the real estate industry.

“In many ways, I’ve always succession planned,” Zimmerman stated in a recent interview with HousingWire. “I joined this business 22 years ago with the understanding that I would eventually take the reins. We’ve been able to share those reins, and over the past two decades, we’ve cultivated an incredible working partnership. I’ve been observing my mother’s work in this industry since I was just five years old.” This long-standing exposure to the business has provided Zimmerman with an intimate understanding of its intricacies and a deep-seated commitment to its future.

Lucia Cooke’s own journey into real estate was not a straight path. Armed with a master’s degree in education, her initial aspirations lay in the field of appraisal. “I attended the University of North Carolina and began taking the necessary appraisal courses,” Cooke recalled. “Upon completing the coursework, an acquaintance approached me, recognizing my interpersonal skills and local connections. They suggested I consider part-time work in real estate. Of course, as anyone in the industry knows, there’s no such thing as truly part-time.”

The allure of real estate proved irresistible, and Cooke found her calling. She honed her skills and built a formidable reputation over years of dedicated service with established firms such as RE/MAX and Prudential. This extensive experience eventually led her to a pivotal decision: to leverage her established brand and expertise to launch her own brokerage. In 2014, Cooke Residential was born.

“Launching Cooke Residential in 2014 was a moment of considerable anxiety,” Cooke admitted. “There were very few individuals, if any, whom I knew who had undertaken such a venture independently. However, it proved to be a profoundly successful decision for us. We experienced a remarkably strong first year, which validated the move and set a positive trajectory for the company.”

In the past year alone, Cooke Residential achieved a transaction volume of approximately $32 million. While Cooke is still determining a formal timeline for her complete transition from day-to-day operations, the mother-daughter duo is committed to continuing their collaborative work and expanding their team of agents.

“Recruiting has become a primary focus as we move into the fourth quarter and the first quarter of next year,” Zimmerman elaborated. “Our objective is to attract agents who embody the same level of integrity and client care that we have provided to our long-standing clientele for over 40 years. For us, it’s not about sheer volume; it’s fundamentally about personality and shared values. We seek individuals who align with our core principles as a company and as individuals.”

Growing Up in the Business: A Foundation of Trust

Zimmerman’s preparation for this leadership role included serving as the broker in charge of a local RE/MAX office for several years. This experience provided her with invaluable operational knowledge and a broader perspective on the industry. The current transition at Cooke Residential is characterized by a seamless integration rather than an abrupt departure. Responsibilities are being redistributed, allowing for continued collaboration and knowledge transfer between mother and daughter.

“I still have the benefit of drawing upon my mother’s years of experience and deep knowledge,” Zimmerman shared. “When I encounter a complex situation, where I might feel overwhelmed by options or conflicting thoughts, it’s immensely valuable to engage in that professional dialogue. We can dissect the issue, identify the core problem, explore the available solutions, and strategize the most effective course of action.” This ongoing exchange of institutional knowledge is a critical asset for any business undergoing a leadership transition.

For business owners contemplating their own succession plans, the continuity of institutional knowledge is paramount. Zimmerman emphasizes that trust is the cornerstone of any successful succession. This trust is not exclusive to familial relationships but is essential among any partners tasked with steering a company forward.

“Within my family, trust has always been an inherent foundation,” Zimmerman stated. “It has never been a point of contention; it has always been the baseline. However, I believe this principle extends universally. For any business venture, a high degree of trust among partners is indispensable. You must have confidence in those you work with, assurance that they will drive the company forward, and the certainty that they have your back.”

A Commitment to Continuous Learning

Lucia Cooke also places a significant emphasis on education as a vital component of preparing the next generation of real estate professionals. Both Cooke and Zimmerman have actively pursued advanced education and professional development programs. Notably, Zimmerman completed a year-long program at Harvard University.

Cooke explained that the pursuit of these credentials was not merely for the sake of accumulating titles but rather to remain at the forefront of industry evolution. “We were among the first in our region to establish an online presence,” Cooke recalled. “We pioneered the creation of an annual mailed magazine and developed brochure formats akin to magazines, focusing on local interest content. Our ethos has always been about looking ahead.”

This forward-thinking approach is now being applied to contemporary challenges, including the burgeoning impact of artificial intelligence and the sheer volume of real estate information accessible online.

“It is critically important to be able to articulate to clients, in a clear and tangible way, what the data signifies and how market dynamics are evolving,” Zimmerman noted. “I readily admit that staying abreast of educational advancements is key to anticipating future trends and innovations. This knowledge then empowers us to effectively represent and present information to our clients in the most advantageous manner.”

A Family Business Shaped by Three Generations

The legacy of Cooke Residential is also deeply intertwined with the contributions of Cecil Cooke Jr., the family patriarch and a significant part-owner of the firm. His involvement was instrumental in the business’s development through its formative years, including its tenures with RE/MAX and Prudential, before he retired from active participation during the COVID-19 pandemic. He passed away in June 2025.

“My father was an integral part of this business,” Zimmerman shared. “His presence was vital for so many years that it would be remiss to omit his contribution from this narrative. He also had a substantial career as a mortgage officer at Wells Fargo, which provided him with profound insight into that crucial aspect of real estate transactions. Prior to that, he had experience working with a local small homebuilder.”

Lucia Cooke added that it was Cecil’s strategic suggestion to have homes professionally appraised and staged before bringing them to market. This foresight proved particularly valuable during challenging economic periods.

“During the 2008 market crash, many businesses were curtailing their advertising efforts,” Cooke recounted. “Most were hesitant to invest financially due to the prevailing market conditions. I proposed that if we were to face difficulties, we would do so with a bold strategy. Consequently, we proceeded with our magazine initiative, a concept that was also spearheaded by Cecil.”

For Zimmerman, who has been immersed in the workings of Cooke Residential since she was a child, this transition represents a profound professional and personal milestone. She is embracing the opportunity to lead a company that has been an intrinsic part of her life for most of her existence, while simultaneously honoring and perpetuating the legacy of her parents. This interwoven narrative of family, dedication, and forward-thinking leadership positions Cooke Residential for continued success in the evolving real estate landscape.
