Rocket weathers spring housing slowdown, gaining purchase and refi share in Q2

Rocket Companies, a prominent player in the mortgage and real estate industry, announced robust second-quarter 2026 earnings on Thursday, demonstrating remarkable resilience and strategic acumen in a demanding housing market. The Detroit-based lender’s impressive performance was fueled by a significant surge in mortgage origination volume, substantial servicing income, and record market share expansion in both purchase and refinance lending segments, even as broader economic headwinds continued to challenge the housing sector.

The company reported net revenue of $2.78 billion for the second quarter of 2026, a substantial increase that nearly doubled the $1.45 billion figure recorded in the same period of the previous year. This performance fell comfortably within Rocket’s adjusted revenue forecast of $2.7 billion to $2.9 billion for the quarter, signaling effective operational execution and strategic foresight.

Further underscoring its financial strength, Rocket Companies saw its GAAP net income climb to $229 million, a significant leap from the $34 million reported in the prior-year quarter. Adjusted net income also experienced a dramatic rise, increasing to $441 million from $75 million. The company’s Adjusted EBITDA saw a similarly impressive ascent, growing to $766 million from $172 million, indicating substantial improvements in profitability and operational efficiency.

Varun Krishna, CEO of Rocket Companies, addressed the prevailing market conditions during the company’s earnings call. "The second quarter tested the housing industry; higher rates reduced affordability, demand softened, the spring market fell well short of expectations," Krishna stated. He emphasized that despite these challenges, Rocket not only achieved record market share in both purchase and refinance segments but also continued to execute ahead of its strategic plans. "Those results reinforce what we’ve been building for years," he added, highlighting the long-term vision and foundational strength of the organization.

Brian Brown, Chief Financial Officer, provided further granular detail on the company’s financial achievements, noting that adjusted diluted earnings per share (EPS) reached 16 cents, an increase from 15 cents in the first quarter. This milestone marked Rocket’s most profitable quarter in four years, a testament to its enhanced financial performance and strategic initiatives.

A notable shift in Rocket’s financial reporting structure also occurred in the second quarter of 2026. The company consolidated its diverse operations into a single, comprehensive mortgage reporting segment. This integrated segment now encompasses its origination, servicing, title, closing, and appraisal businesses. To ensure continuity and facilitate accurate year-over-year comparisons, prior-period results were restated to align with this new reporting framework, providing a clearer picture of the company’s performance trajectory.

Operational Performance and Market Dominance

The operational engine of Rocket Companies generated $47 billion in net rate-lock volume during the second quarter. Closed mortgage origination volume reached $49.1 billion, with a gain-on-sale margin of 2.48%. Excluding correspondent lending activities, Rocket’s direct origination of closed mortgages stood at $39.2 billion. Financially, the company maintained a strong liquidity position, ending the quarter with $11.2 billion in total liquidity. Its servicing portfolio is a significant asset, valued at $2 trillion across 9.1 million loans, reinforcing its position as a major force in loan servicing.

Krishna further elaborated on the operational efficiencies driving these results. "Our loan officers are serving nearly 40% more clients while delivering double-digit improvements in conversion at the same time," he explained. "Those gains really matter today, and they matter even more as the market recovers," he asserted, underscoring the strategic importance of these efficiency gains in both the current and future market landscapes.

In a strategic move to optimize its balance sheet and generate capital, Rocket also sold $53 billion in mortgage servicing rights (MSRs) during the quarter, realizing $795 million in proceeds. Crucially, the company retained subservicing and recapture rights on nearly 80% of these loans, preserving long-term customer relationships and future revenue opportunities. This strategic maneuver highlights Rocket’s ability to manage its assets effectively while maintaining its dominant market presence.

"Today, Rocket is both the nation’s largest mortgage servicer and the nation’s largest mortgage lender. Very few companies have both," Krishna emphasized, positioning Rocket as a unique entity with a dual leadership role in the mortgage ecosystem. This integrated model provides significant advantages in terms of scale, operational synergy, and customer reach.

Strategic Initiatives and Future Outlook

Rocket Companies’ success in the second quarter was not merely a function of market dynamics but also a result of deliberate strategic investments and advancements across several key areas. The company’s purchase market share saw a notable increase to 6.2%, up from 5.5% at the end of 2025. Simultaneously, its refinance market share grew to 14.3%, an upward trend from 12.2%. These gains reflect a successful strategy to capture a larger portion of both purchase and refinance transactions.

The integration of its servicing platform following the acquisition of Mr. Cooper, a significant strategic move completed in the preceding year, continued to yield positive results. Legacy Mr. Cooper recapture rates reached another record during the quarter, demonstrating the successful synergy and operational integration of the acquired entity. This acquisition, completed in early 2025, was a critical step in consolidating Rocket’s market position and enhancing its servicing capabilities.

A cornerstone of Rocket’s innovation strategy is its continued investment in artificial intelligence (AI). The company reported that loan officers utilizing its AI-powered pipeline management tools are now handling approximately 40% more clients compared to the previous year. Furthermore, Rocket’s AI Voice platform achieved a significant milestone, processing over 1 million inbound servicing calls within its first three months of launch. Impressively, more than half of these calls were resolved without requiring intervention from servicing employees, showcasing the efficiency and effectiveness of AI in customer service. This technological advancement not only enhances customer experience but also drives significant operational cost savings.

Rocket also highlighted substantial growth in its home equity business, solidifying its position as the nation’s largest home equity lender. Since its product introduction in 2022, Rocket has assisted over 250,000 homeowners in accessing more than $24 billion in equity. Krishna proudly announced that Rocket is the first independent mortgage company to achieve leadership in this category, a testament to its diversified product offerings and market penetration strategies.

The strategic acquisition of Redfin, completed in 2025, continued to demonstrate its value. In June 2026, mortgage leads generated from Redfin more than doubled year over year. The mortgage attachment rate with Redfin agents reached an impressive 47%, nearing the synergy target of 50%. This collaboration leverages Redfin’s extensive real estate network to drive significant mortgage business for Rocket, showcasing a successful cross-company synergy. Krishna specifically noted the impact of expanding joint offerings between the two companies, which has been instrumental in this growth.

The company also provided an update on its monthly "Rocket Pro Power Play" initiative, a program launched on the first Tuesday of each month. Recent enhancements, including same-day conditional approvals and a commitment to a 12-business-day clear-to-close on eligible purchase loans, coupled with ongoing Compass pricing incentives, have demonstrably boosted broker engagement. Since the launch of the Compass partnership, Rocket Pro brokers have generated over $2 billion in net rate-lock volume, illustrating the program’s success in driving business through its broker network.

Navigating Future Market Dynamics

Looking ahead, Rocket Companies forecasts adjusted revenue for the third quarter of 2026 to be between $2.5 billion and $2.7 billion. Brian Brown cautioned that the third quarter is expected to be smaller than the second, a trend not observed in the industry since 2022. This projection is attributed to persistent challenging market conditions, including mortgage rates hovering above 6.8% and heightened inflation expectations, which collectively dampen consumer affordability and demand.

The broader implications of Rocket’s performance extend beyond its immediate financial results. Its sustained market share gains in a contracting or stagnant market suggest an ability to outmaneuver competitors through superior technology, efficient operations, and strategic acquisitions.
